 So you want to sell a home in Blythewood, SC and of course you have already gone through the proper steps of cleaning, de-cluttering, neutralizing the house, and sprucing up the yard. So what's another thing you can do to help ensure success. Make the house available.

  This is an often overlooked step in the process that can really make or break the sale of your home. To put it simply, if buyer cannot see the house, they cannot buy the house. And the more difficult you make it for them to see, the less buyers you'll have.

 When you start putting stipulations like 24 or 48 hours notice for a showing, sometimes buyers are in a rush and they will simply skip over that home. I have dealt with quite a few people relocating to the area that have to find a home and put in an offer in a day because they have to leave the next day. Some buyers simply do not have time to wait and therefore you miss out on the opportunity that they will buy your home.

  I tell sellers to keep their house ready to show at all times, because you never know when the right person will come along and the last thing you want is to turn them away. The fact is that the harder you make it to show the house, the less it will be shown. The less it is shown, the longer it takes to sell. If keep everything ready all the time, then a simple courtesy call is all you will need before the home is shown.

  In know this creates something of a burden on the seller, but the fact of the matter is that selling a home is a process and sellers have to do their part to make sure we are successful as well. Think of the buyers as your customers, after all that's more or less what you are hoping they will become. Keep things as simple and convenient for them as possible and always make sure the house is available. Lockbox on the door and ready to show at a moments notice.

Hi JL

This is such a key point in the sales process and one where so many sellers can sabotage their sales in a competitive market because it's too darn hard to see the property.You don't have to be available 24/7 but placing alot of limitations on access will keep some potential buyers away. And it also might send a message about seriousness, or lack of.
