Activity Breeds Activity - The Karma and Affect of Real Estate

 Have you ever heard the statement that it's hard to hit a moving target, well that's a true statement. When things sit still, they become stagnate and lethargic. The more you move the further you make and the better off you are in the end.

 If you're at home sitting on the couch and wondering why on Earth business won't come to you, then I think you're in the wrong business. At the very least you have the wrong idea about how this whole thing works and perhaps it's time to seriously think about where you want to be. If you're not where you want to be, then moving is the best way to get there.

 Plain and simple one of the best statements I have heard about this business is that activity breeds activity. Call it luck, call it karma, or just call it getting off your lazy ass and creating an opportunity by putting your face in front of people. No matter how you slice it, if you try this simple process, good things just seem to happen.

 The fact of the matter is that it's hard to hit a moving target, but it seems like everything want to just for the challenge. And for what ever reason, if you are active in the market and doing the right things, good things will be drawn your way like gravity. It might not even come directly from what you are doing, but it will come.

 If you send out post cards to apartments and your farm areas, for some reason, you will get calls even if it's not from any of these people. While out previewing, on several occasions, I have run into people who stopped to pick up a flyer from the home I was taking a look at. While you're blogging your heart out, people will register on your website.

 In the end, it doesn't matter where it comes from, just as long as it comes your way. A lead is a lead and they are all worth having. But you have to be active in order to make things happen, it's just the basic law of attraction.

The Outside Benefits of Blogging

Blogging We all know the obvious benefits of blogging on a regular basis. Excellent SEO results, spreading your message to the masses, building your brand, and solidifying your reputation in the eyes of the world. But what about the outside benefits to blogging that you may not have thought about being a good reason to remain active in a forum or blogging network?

 Real estate is a people business, it always has been and it always will be. The fact of the matter is that the driving force behind any form of social media is the people who are involved in it and the people with whom you connect when you participate. Without your followers on Twitter, you are just randomly writing down your thoughts for the day and without your friends on Facebook, you may as well just be sitting at home alone. People participate in social media because they can reach and connect with other people, and nothing attracts a crowd like a crowd.

 

 Blog So what are the outside benefits of blogging on a regular basis?

1- Learning your market better. If you want to give good information about your market through your blog, you first have to know the information. So, unless you are making it up, then you are studying the market closely in order to provide accurate accounts of what is happening in your real estate market and stay on top of current trends.

2- Learn your area better. One of the best things that you can do is write about your area. Restaurants, businesses, stores, festivals, parks, and you get the picture. People looking to relocate to your area are far more likely to search for information about your area than they are to search for you. In order to provide them with accurate information on your area, you have to know the area. Seeking out things to write about will cause you to become more familiar with your area and what is happening within it.

3- Learn your communities better. Another great way to attract attention to your blog and your business is to write about communities within your service area. This will give you plenty to write about, as I am sure your have quite few communities in your area. People who know where they want to live will research very specific things when they have narrowed their search. Therefore, when you write about communities that gives you an opportunity to get in front of people who search for that specific community. In the process of writing about them, you have to research them and you should go take pictures of them to include in the post. This makes you far more familiar with said communities and their locations in your town.

4- You can use it to meet people. While their may only be so many people who will search for a particular business, it does happen. Plus, writing about local businesses gives visitors to your blog an added opportunity to become familiar with what your area is like. In addition to that, when you write about said businesses, you again should take pictures of them and do a little research. The easiest way to do this is walk right through the door, camera and business card in hand, and explain why you are there and what you want to do. Most business owners are more than happy to have some free advertising by virtue of your blog and it gives you a chance to meet people that you may not have otherwise.

5- It causes you to be active. There's nothing in this world worse than sitting around and waiting on business to come to you, in fact, that rarely if ever happens so I wouldn't make it a strong part of your business plan. Opportunity usually comes your way when you are out and about or when you are looking for it. So, when you are actively moving around your area and finding things to do, that's when you will create the majority of your opportunities.

 This list could go on, but this looks like a good place to stop as I'm sure I have conveyed my point. So get out there, find something to write about, and get busy. You never know when it will be a good thing.

I love blogging.

You may have noticed before, but it's a fact, I love to blog about real estate.  It's good for my business, but I actually find it enjoyable too.  In that vein, I would like to make it to this year's Blogworld and New Media Expo (including REBlogworld).  Of course, these things cost money and there are expenses...blah blah blah.  However, Alltop is sponsoring a contest to allow 3 lucky winners to attend this year's event.

I entered, but I need your help.  First of all, I misread a rule, which has seriously put me behind the curve.  I thought I was doing okay, but realized that the rule was rather specific and I needed to get moving - so I turn to you, the ActiveRain community for help.

The grand prize for the contest is entrance to the conference as well as hotel accommodations.  With those two paid for, I can deal with the flights and food for the three days.  I need to win this.  Imagine how many blogs I'll churn out when I get back with all the new info I've acquired.  Think of me as your Blogworld corespondent.  I will report back to you - all you have to do is get me to the top!  I don't know what it will take to get me there (I don't even know who's in the lead), but with the power of the ActiveRain and Twitter community, I'm willing to bet (Las Vegas - get it?) that I can win this!

Speechless Sunday - Orchids

 Well, I guess it's not quite wordless altogether. I'll at the very least explain what these are and where they were taken for anyone who is curious. These are Orchids as you may have guessed from the catchy title. They are in the green house on the grounds of the Biltmore Mansion in Asheville, N.C. The pictures were taken on a recent trip. The weather wasn't the best ever, as there was a light rain and it was cloudy most of the day. But it was my very first trip to the Biltmore and we had a great time anyway.

How Much Home Do You Really Need

 One of the very first things that I do with a potential home buyer is make an appointment to sit down and see where they are in the process and to figure out their wants and needs. I usually take a very low tech approach to the wants and needs list, I just give them a sheet of paper and have them write down what they need in a home and then next to it write what they want in the home.

 One of the largest issues that I have noticed over and over again is that many buyers want a lot of square footage. This is simply a mindset sort of thing, but for one reason or another, I have seen many buyers that felt they really needed a lot fo space in their first home. Well, most of them are living just fine in a one bedroom apartment, so why on Earth do you need four bedrooms and a bonus room for two people, just because you are buying a home?

 The fact of the matter is that almost everyone would love to have that huge castle on the hill, but that's the fairy tale that we've been fed and it's not practical. If you are living alone, or if there are just a couple of people, then the 3,000 square feet and six bedrooms is a little overkill don't you think?

 The other major issue with this mentality when buying a home is that it normally puts the buyer at or at least very close to the top of their price range. It's never good to do this, because it can create a huge burden and make you what we like to call "house broke." That basically means that you can afford your home, but not much else and you're better off just getting what you need in a home and living comfortable. Plus if anything happens, you will be able to carry a lesser mortgage easier than the large one at the top of your range.

 So while it would be fun, you don't really need that book store, Bistro, or gift shop in your home. Sure they're neat, but you're much better off keeping it realistic.

This is Just a Test

Test Selling a homes is actually serious business, and it takes a lot of hard work and dedication on the part of you Realtor as well as yourself. So, if you're not really ready to commit to what it takes to sell a house in today's market, then you really shouldn't put your house on the market.

 If you're just planning on testing the market, then you've likely already made up your mind that you not going to listen to what your professional has to say. Chances are, you are simply planning on tossing your house on the market at some random price that has nothing to do with comparable, sold properties, and see what happens.

Blowing up in our Face Let me be the first to tell you that this type attitude can and usually does blow up in our face. The majority of activity on a home for sale will happen in the early days of it's existence on the market. That's why it's so important to price it right, advertise it right, and have it in good order and ready to show right from the start.

 Doing it right from the beginning will usually yield good results, that's why it's so important to do. So when you just test that market, by not having your house ready to show and priced right from the start, you usually blow your best opportunity to sell.

No Sale The problem becomes that fact that your house develops a reputation amongst Realtors who are showing buyers on the market. They have shown the home and they have seen that it doesn't show well and that it's over priced. They will relay this information to any potential buyer that asks about this house, and chances are it will not be shown to that buyer.

 By the time you get serious about selling the house, unfortunately that damage is done. Every Realtor that has shown it will remember it's state in the beginning and buyers will know something is wrong by the number of days it has spent on the market. Usually when you test the market, the market wins and it's not very nice about it either. So get it right from he start and take that market seriously.

Is That Foreclosure the Deal of the Century, or the Trap of the Decade

Foreclosed Homes for Sale in Columbia, SC

 I'm guessing that by now the secret is out when it comes to many markets being over run by foreclosures and short sales. Here in Columbia, SC, we've been pretty lucky compared to the national average, but we do none the less have our fair share of bank owned properties.

 Due to the popularity of foreclosures in conversation, commercials, and get rich quick infomercials, most would be home buyers start their search in this direction. They only thing they know is that a guy in a nice suit on T.V. or the news said that the best deal they can get is in the foreclosure market and that's where their headed. After that great deal.

Foreclosed Homes for Sale in Columbia, SC But there's a few things that guy in suit is a little reluctant to explain. For the most part, at least here in Columbia, foreclosed properties are not usually in the best shape. Actually it's rare to find one that you don't feel like you need to take a bath after viewing. I may be exaggerating a little, but you get the picture, they are by no means perfect, move in ready homes.

 Usually there is a lot of cosmetic work that needs to be done, and at least in the homes I've shown, the appliances are gone. So, you really need to think about the amount of money you will need to spend in order to make the home livable.

Typical Work to be Done on a Foreclosed Home

  • Appliances - Let's say you go really cheap and get a great deal on a set of appliances. There are display centers and so on out there that do have great sales. So let's say you spend $1,500.00 on a Stove, dishwasher, microwave, and refrigerator. Let's face it, you know you will spend more because no one gets the cheapest thing in stock.

 

  • Carpet and flooring - Let's say it's just an average sized home around 1,300 square feet and has just carpet throughout the bedrooms, living room, and hallway. If you get the rock bottom price from a flooring company around town, you may pull that off for $1,500. Again, you will likely spend more, but let's be conservative on our pricing. If the home has hardwood floors, it will likely cost more than that to strip and refinish the floors. Not to mention that there will likely be damaged portions of the floor that will need to be replaced all together before the refinishing is done, that costs money as well.

 

  • Outside repairs - Let's say that the home has a deck or a porch on the back. Usually these need to be completely redone on foreclosures that I have seen in the Columbia market. Maybe the bottom portion in alright and you only have to resurface the deck, well that still costs money too. For this one we will say that you find a contractor who is willing to come out, rip up the old deck and replace it for $3,500. A lot of this will depend on the size of the deck, the price of lumber at the time, and who does the work for you. There also usually some work to be done to the siding of the homes. Some are simple vinyl repairs and others are Masonite. Masonite is no longer made, so if you buy a home that has this type of siding and the siding is damaged, you can't repair the damaged siding. You have to just replace the siding or deal with a strip of vinyl somewhere on the outside of your Masonite home. At the very least with a Masonite home, you will need the outside painted. So, for siding repairs and/or paint, let's say you toss in another $3,000.

 

  • Roof and Windows - If you're lucky, the only thing you will need to do is replace the shingles with some new asphalt shingles and there will be no water damage to the plywood underneath. So for this one we are going to say that you get new shingles put on the roof for $3,000. Again, this will depend on the size of the home, the type shingles, and who does the work, you will likely spend more than my estimate. Also, there are usually a few windows that have managed to find their self broken in REO properties. We're going to say that you get off light and only have to replace two and you get it done for $600.00.

 

  • Plumbing and Internal Water Damage - Usually the toilets and some of the sub-flooring in bathrooms is not in such great shape. There could have been water leaks from the toilet or from the sink and this causes water damage to the floor and the vanity cabinet in the bathrooms. So let's say you replace two toilets and one vanity cabinet. Materials plus labor, you might get out of this one for around $1,200.00.

Foreclosed Homes for Sale in Columbia, SC

 Now, believe it or not I can continue on with this list on issues like interior paint, damaged cabinets in the kitchen, and missing light fixtures. But since we are already over $14,000 in repairs I think I have some what gotten my point across. There is a lot of work to be done to the majority of these homes before you can move in and most people buying a new home do not have an extra $15,000 to $20,000 laying around to spend on repairs.

 Plus, if you don't pay close attention to where you buy the foreclosure, by the time you buy it and make the repairs, you may have more invested than it's actually worth in this market. That all depends on the purchase price, repair price, and the value of the homes in the community. Just because you spend a ton on a house, doesn't mean it's worth a ton when you're through. It still has to appraise and appreciate in the eyes of the market.

 The fact of the matter is that not all foreclosures are great deals. Sometimes you would be better off buying a resale in the same community or these days with all the deals from builders, taking a close look at what you money would buy in a new home. Just something to think about.

Free Image Resizer From MariusSoft

 Many people who have followed me for some time now have noticed that I have started to add images and pictures to my posts. The pictures that I add are mine and I have found a wonderful piece of FREE software that helps me in the process. It's called MariusSoft Bulk Image Resizer and it allows you to re-size multiple images at one time. It's a wonderful and simple software that I have found very valuable.

 It's a very simple program, as you can see from the image of it above. You pick the image or images that you wish to re-size with the buttons beneath the window on the left. Then you pick whether you want to re-size the length, the width, or both on the upper right. On the middle right, you can pick the size of the length and width and whether you want it to be re-sized in inches or pixels. Below that you choose the prefix and suffix of the file you save and then the quality of said file. Finally you can manually add or browse for a directory to save the file within when you are ready to finish the job.

 There are no labels on the buttons in the program, so it takes a few minutes of clicking to figure out what each one does. But, it doesn't take very long at all to get used to and you'll be off and running. So, for you guys that want to streamline the size of your pics in posts, this is a fast, easy, and free way to do so.

To List or Not to List - The Pros and Cons of Listing a House You Think Might Not Sell

New Listing I've heard a lot of opposing views on whether or not to take certain listings and whether it's worth it in the end. The fact of the matter is that sometimes you can tell in the middle of a listing appointment that the seller is really not going to listen to your recommendations. They may not be willing to price the home correctly, or maybe they will, and they are not willing to prepare the property for sale to compete with other homes in their price range. There is a limitless amount of issues that can go right or wrong when it comes to listing a house. But for this exercise, let's just say that you just know deep down, this will be a struggle between yourself and your clients from beginning to end.

 I'm not here to pretend I have any business telling another how to run their business, but I would like to examine the pros and cons of taking these types of listings. It's been the cause of some heated debate both here, and and some that I have witnessed in person. I would love to hear what any of you may have to say on the subject. As I said, I am not here to convince people in one way or another, just to test the topic.

Cons- Many of these are obvious, and there's no lack of them. It costs money to market a property for sale, if you do it right. If there's little chance that it will sell, then you could lose all the money on advertising and all the time wasted. The stress that comes along with having to fight a seller that feels they need not listen to a professional can also be a drag. There are few things worse than explaining over and over again the same thing to deaf ears that could care less.

Listing Away You can also from time to time get the feeling that your peers are judging you due to the property that you list. We all know the snide comments about an overpriced listing and how we and our clients are just dreaming. Or if the house is not in great showing shape you could be the talk of the office. Plus, no one likes to see their listing expire.

 But what about the pros of this situation? In the end, it is still a listing and I know a few agents that never saw a listing they didn't like. It's still your name on the sign in the yard and it's still something for you to work with.

 The fact of the matter is that people search for homes for sale, not so much for Realtors. The more listings you have, the more opportunities you have to attract a buyer that will be willing to work with you, even if they do not purchase one of your listings. Any listing gives you something to advertise.

 Never underestimate the luck factor my friends. Once and a while even a blind squirrel finds a nut and some times even the listings that aren't so great do sell. You never know when the right person will end up in the right place, so you do have to just put yourself out there once and a while.

 Again, not here to change the minds of those that see all the pros or those that see all the cons. I just wanted to take a look at both sides of the story and see how it plays out in the end.

The Future is Already Here

The Future is Here I hear a lot of talk about the future and how the future of the real estate business will shape up. The fact is that I see what I consider to be a lot of common misconceptions on what the future actually is and when it becomes that present. Time is always relative and it waits for no one and nothing. In fact, the future is already here and by the time you make it to this point in the post, the beginning of this paragraph is already the past.

 While the future is nice thing to think about, it's truly unpredictable, so focusing on the present is one of the best things you can do.

Crystal Ball

 By the time you have the thought that "this" is the future of real estate, the future is already here. It's a never ending struggle to remain on top of this ever changing industry and maintain relavence. The thing that has helped me the most is to look at the future as a curve ball to swing at when i see it cross the plate. Otherwise you are just taking shots in the dark with no target to hit in the first place.

 So what is the future of real estate, it's what ever you make it. Follow the trends of the people and go where they go. They are already doing it, so why shouldn't you? After all, the point is stay in front of people, not curve balls. Of course you may want to stay in line with people, it does you no good to be way up there alone.
