Calling Seth Godin!!!

Hi folks. My good friend and fellow ActiveRainer, Margaret Rome, is getting close to launching her first book "Real Estate the Right Rome Way". I'm sure most of you know Margaret but if not....stop over and check out her profile.

Margaret and I joined AR at just about the same time, July of 2006. In fact, as far as I can, tell we actually joined on the same day. Her first post and my first post were both on July 8, 2006.

Margaret and I have always had a connection. We are very much alike and handle our businesses the same. I still believe we were separated at birth. Here are a few similarities.

We are both "solo" agents

We both specialize in listings

I have a TLW she has a TLH.

We both have tempurpedic craftmatic adjustable beds!!!

We are both soooooooo good looking.

Anyway....Margaret is really wanting to get Seth Godin to review her book and maybe write a blurb on the jacket. So she decided to have a little contest to see who could come up with a good idea to get Seth's attention. My idea was to get as many Rainers as possible to place this phrase in their next post:

I figure Seth has his Google alerts activated and if enough of us do this he will not be able to ignore us and will have to come over to see what's going on. If you are not familiar with Seth he is a master marketeer and a best selling author. Getting him to review Margaret's book would be HUGE!!

Is Mom And Pop Making A Comeback?

In the chaos of today's economy, it is rare that we are treated to any good news or hear of any signs of improvement. It seems that anything we hear is how the sky will soon fall, and how there is nothing we can do about it. Even the slivers of good news that manage to slip through the cracks and make it to public view, are reported with a grain of salt and cynicism as if we should not get our hopes up.

However, despite all the bad news out there and the doom on the horizon, I have noticed something shifting to the forefront of business of late. While major national companies are reporting record lows as far as income and sales, I know several local mom and pop type stores that are reporting record highs in sales. And it's all across the board. Anything from a hand made jewelry store, to a local hardware store. So, it's not like it's one particular area where these businesses are thriving, there all completely unrelated.

Is it simply a case of the lack of competition, or is it something more? When the economy is doing well, everyone wants a piece of the action and tries to get their hand in the race. When times are hard, frightened investors sit on the sidelines while the brave of heart sometimes throw caution to the wind and prevail where others fear to tread.

Is it that the consumer has become more irritated with the national chains that rarely live up to the hype? Are we just tired of standing in long lines for someone to treat us as if we are a burden to them for ringing up our products? Are we tired of going to Lowe's when we are working on a project only to find out that the people we came to for help know less about our issue than we do? Or is it a case of the cream rising to the top as it always does?

I can't say that this is a national trend. In fact, in many ways I assume that it's not. However, I can say that here in Columbia and the surrounding areas, it's a trend I have begun to notice with more frequency. It's also a trend that I for one hope continues. It's no secret that the mom and pop stores of the world have for the most part taken a back seat to the national powerhouses and their endless budget. Is this a shift to return to our small town mentality when consumers had a relationship with the individuals that provided them a service? Or, is it just a fluke, that will eventually go away with time?

Just Because You Don't Have A Mortgage, It Doesn't Mean You Don't Pay One

You read the title correctly, if you are a renter, you still make a mortgage payment. Of course, you don't make your own payment, because you don't have a mortgage. You make your landlord's payment, and they certainly appreciate it. Because, while you're making their mortgage payment, they don't have to. They are either generating a monthly profit off of your payment, or they are basically receiving a "free" house at your expense.

Not to say the the property owner doesn't incur some expenses. That's the reason for the quotation marks around the word free. But, I can assure you that you are helping them tremendously and if they're intelligent investors, as most are, then they are getting the better end of the deal and reaping the rewards of their decision to invest in real estate.

By no means am I saying that there isn't a time and place to rent, but eventually, you need to get off the fence and start making an investment in your own future rather than someone Else's.In many places, Columbia, SC included, you can actually own a home for less than you currently pay in rent. There are factors that go into this, such as down payment, property taxes, and insurance. However, if you think that owing a home is a huge risk, consider this. Buying a home or investing in real estate does have it's risks, but you must think of the rewards. It's an opportunity to start paying yourself for a change rather than paying someone else. And, you take a huge risk everyday that you get in your car and go for a drive. There's a huge risk that you could be involved in an accident, but does that stop you from driving?
